Government Offers 4 Percent Interest Subsidy on Loans up to 8 Lakh Under PMAY Urban 2.0

The central government has launched the Pradhan Mantri Awas Yojana - Urban 2.0 (PMAY-U 2.0) to help urban poor and middle-class families buy or build their first permanent home. Under the scheme’s interest subsidy component, eligible borrowers can receive a 4 percent interest subsidy on home loans of up to ₹8 lakh for a tenure of up to 12 years. This relief provides a total subsidy benefit of up to ₹1.80 lakh, which is credited directly into the borrower’s loan account to substantially reduce monthly EMI burdens.

To qualify, families must not own a pucca house anywhere in the country. Beneficiaries are categorized into three income brackets: Economically Weaker Section (EWS) earning up to ₹3 lakh annually, Low Income Group (LIG) earning between ₹3 lakh and ₹6 lakh, and Middle Income Group (MIG) earning between ₹6 lakh and ₹9 lakh. To ensure the subsidy reaches genuine affordable housing buyers, the total value of the house being purchased or constructed must not exceed ₹35 lakh.

The mission aims to construct one crore urban homes over a five-year period. In addition to home loan interest subsidies, the scheme supports direct financial assistance for families building homes on their own land, public-private affordable housing projects, and affordable rental housing for migrant workers and industrial laborers.
