"World’s Biggest AI Factory!" OpenAI Inks 20-Year Mega Lease Backed by Nvidia’s $105 Billion Guarantee to Power Future of ChatGPT!

In a massive move that has sent shockwaves through the global tech industry, ChatGPT-maker OpenAI has signed a 20-year agreement to lease what is set to become the world’s largest artificial intelligence data center in Ohio, United States. According to an official regulatory filing published on Monday with the US Securities and Exchange Commission (SEC), the colossal infrastructure project is backed by an unprecedented $105 billion (nearly ₹8.8 lakh crore) financial guarantee from global semiconductor giant Nvidia.

The sprawling facility is being built and operated by SB Energy-a subsidiary of Japan’s SoftBank-on a former industrial site in Pike County, Ohio, with Nvidia also investing $1.5 billion directly into the developer. Designed to eventually scale up to a staggering 8 gigawatts (GW) of computing capacity-enough electricity to power millions of homes-the campus will run exclusively on an estimated 1.5 million cutting-edge Nvidia AI chips when it begins rolling out in 2028. To power this massive computing beast, SoftBank and SB Energy are investing over $4.2 billion into local regional grid upgrades and constructing at least 10 GW of new clean energy generation.

What makes this deal historic for global finance is its unique safety-net model. Rather than OpenAI carrying the entire financial burden alone, Nvidia has agreed to act as a financial guarantor for the lease obligations, ensuring the developer gets paid even if lease defaults occur. While market analysts have debated whether such arrangements represent "circular financing"-where a supplier backs the loans of its own biggest customer-Nvidia CEO Jensen Huang emphasized that the move secures long-term infrastructure to deploy successive generations of AI chips, with OpenAI’s total computing spend projected to reach $600 billion by 2030.
